Buying a Home? This One's For You!
I'm thinking about buying a home in the near future. What do I need to know? This is an exciting time! Whether you're buying for the first time or 10th time, it always helps to review the basic steps of getting started. Here are three basics you need to know. First, and this is important especially if you're a first time buyer (or it's been a while), meet with a trusted real estate agent. It's worth the time to have a one hour conversation to discuss your goals, areas/neighborhoods you want to focus on, and a little bit of information about the current real estate market. Even if you're months out (6+ months or more), have the conversation. There may be steps you need to take in advance of your search to get prepared, including connecting with a lender. A lender can discuss your financial situation with you and advise on any steps you might need to take with your finances to best prepare yourself for a purchase in the coming months. It's worth it to plan ahead and have conversations early. As a case in point, I have met with several brand new buyers over the last few weeks who were initially intimidated by the process. They found great benefit in having a conversation about what the home buying process actually entails. They left the meeting feeling empowered, excited, and ready for their next steps. If you wait until you're ready to buy, and don't do the work on the front end, it could mean a delay in your goals if there are additional steps that need to be taken to prepare for a purchase. Second, follow the steps outlined by your real estate agent and lender. I call this dynamic duo your "Real Estate Dream Team" to help facilitate the process from start to finish. The lender handles the financial side, and the real estate agent handles the property search, negotiations, and contract-to-close steps. While you're getting ready for a home search, I always suggest folks look at available properties on the market and start making notes about what they like and don't like. From there, start to determine your Negotiable (would be nice to have, but not deal breakers) and Non-Negotiable (must have) features and aspects of the property you're looking for. This will help later when you can start shopping so you're not wasting time viewing properties that might not be the best fit for you. Third, when the time is right, get pre-approved for a mortgage loan. This is a crucial step! A pre-approval is your home buying budget. Once you have been pre-approved by your mortgage lender, then you can start shopping for a home with intention! Every individual's financial situation is unique, and sometimes there are steps in the process to complete before you can achieve pre-approval. Back to the second point, connection early in the process with a lender is very important! Keeping it Real (Estate): More Than Just A Phone Call
Being in the real estate business I spend a LOT of time on the phone. Some days, it's hours of calling and following up with people. I wonder if I'll leave my desk and find my phone has permanently become affixed to my ear, so I'm thankful for AirPods. It's hard to physically sit at a desk and call my list of people every day. However, I have learned over time that there are few things more interesting than talking to people. Often these folks I call have no idea who I am, so I get a peek into where they're at in their lives. Through these phone call connections I have the opportunity to speak with people who are in the midst of life changes, and therefore the idea of where "home" will be enters the equation. Events that range from the heavy to the aspirational: loss, growth, new babies, career changes, desire for something more, retirement, following family members...from all over the country. It's really a beautiful thing. How amazing that a home or property can be so intertwined into the cycle of life and the stories people write about who they are. A home is rarely just a place, is it? Do Open Houses REALLY Help in Selling My House?
Do open houses really help in selling my house? This was a great question posed in a comment on one of my recent TikTok videos, and I wanted to share my thoughts. As an agent charged with listing a home for sale, it is my job to turn over every stone, so to speak, to find the buyer for the property. Over the last couple years, it seems like you could simply stick a For Sale sign in a yard and the home would sell in just a couple days with no other real effort. Well, I believe in doing everything possible regardless of the market because I don't want to leave anything to chance. Marketing is a big portion of the process when putting a home up for sale. According to the National Association of Realtors, 51% of people found the home they purchased online. Naturally, a lot of marketing efforts go toward online advertising. Fish where the fish are, right?However, only 4% reported that a yard sign or open house sign is how they found the home they bought. Is it worth the effort of the open house to target a seemingly small percentage of buyers? Open houses by nature are what I would refer to as a marketing event. We can market the open house online, and even place advertising dollars behind it. It's another opportunity to showcase the property and attract from a pool of buyers. I like to use an open house as a reason to canvas a neighborhood, door knock, and deliver flyers/invitations to a special "Neighbor's Only" open house, an exclusive time just for the neighbors to preview the property. After all, 10% of buyers found their home through a friend, relative, or neighbor. Open houses, coupled with other efforts around it, help to activate social networks and get people talking. And in full transparency, open houses are a way for me (as an agent) to connect with neighbors in the community and generate business connections as well. It's also a great opportunity to be of service to the community to talk about what's happening in the real estate market as a whole. As a case in point, a recent listing closed their sale to a buyer who attended an open house and submitted the winning offer. It does happen! In my opinion, it is worth the effort as part of the larger "recipe" to sell your property.
