Why Competition Isn’t Gone Yet

While inventory in Clackamas County and the North Willamette Valley is improving, move-in-ready homes in desirable areas still draw strong attention. Whether you’re a first-time buyer or moving up, success often comes down to strategy, not luck.

1. Get an Underwritten Preapproval

A basic prequalification isn’t enough anymore. An underwritten preapproval—where your lender verifies income, assets, and credit—shows sellers you’re fully ready to close.

2. Be Flexible on Closing Timeline

Sometimes, letting the seller choose the closing date is more appealing than offering a slightly higher price.

3. Limit Contingencies

Keep your offer clean. You don’t need to waive inspections, but streamline where you can (like shortening contingency periods).

4. Write a Personal Letter? It's sketchy.

Sometimes, it might feell ike appealing to the seller's emotions is the ONLY way to make your offer stand out. However, it can be tricky to navigate and in some cases, it may violate Fair Housing laws. It's best to let your terms and price speak for you. And, having an agent who can negotiate on your behalf by advocating for you is the other side of this too. 

5. Use an Experienced Local Agent

A seasoned agent knows how to present offers that sellers (and their agents) trust. That can make all the difference when multiple offers are on the table.

6. Consider Creative Incentives

Seller credits, temporary rate buydowns, or flexible rent-backs can help bridge the gap between offer and acceptance.
