10 Things to Look for When Touring a Home (That Most Buyers Miss)
The Excitement—and the Trap—of a Home Tour
Every buyer gets that spark when walking into “the one.” But emotions can sometimes overshadow practical details that impact comfort, maintenance, and long-term value. Here’s a checklist to help you balance heart and head.
1. Natural Light
Notice how sunlight moves through the space. Homes that feel bright and inviting during the day stay appealing year-round.
2. Noise Levels
Step outside, listen, and pause. Can you hear traffic, trains, or nearby schools? Ambient noise can affect resale value and quality of life.
3. Storage Space
Check closets, pantries, and the garage. Lack of storage is one of the most common buyer regrets.
4. Floor Plan Flow
Open layouts can look great online but may feel awkward in person. Walk the route from kitchen to bedrooms to see how it “lives.”
5. Smells or Moisture
Musty or damp odors can indicate leaks or ventilation problems—small signs that often hint at bigger issues.
6. Windows and Insulation
Look for double-pane windows, tight seals, and energy-efficient updates. They impact comfort and utility costs.
7. Water Pressure and Plumbing
Turn on faucets, flush toilets, and check under sinks for leaks. It’s easy to overlook when caught up in aesthetics.
8. Neighborhood Feel
Drive around at different times of day. Is it quiet at night? Are sidewalks busy or empty? Neighborhood energy matters more than people realize.
9. Resale Potential
Even your dream home should have broad appeal—solid schools, convenient commute, and functional design all matter for future buyers.
10. Overall Maintenance
A well-cared-for home usually signals a responsible seller. Fresh paint, tidy landscaping, and working systems reflect pride of ownership.
A Real Example
One of my clients in Oregon City almost overlooked a property because of outdated carpet. A closer look showed incredible bones, great light, and a well-maintained roof. With a few updates, it became the perfect home—proof that knowing what really matters pays off.
