Today, we’re breaking down the biggest real estate appreciation winners of 2024, based on data from the December 2024 RMLS Market Action Report.

The overall Portland metro saw modest growth year-over-year, with:

  • Median sale price: $543,000

  • Average sale price: $568,500

  • Annual appreciation: 1.8%

But a few standout neighborhoods and suburbs left those numbers in the dust.


1. Tigard & WilsonvilleUp 16.1%

Tigard and Wilsonville topped the list with a stunning 16.1% increase in home values. Why the surge? A combination of:

  • Desirable, well-connected neighborhoods

  • Easy freeway access

  • Major employers (especially tech) setting up shop

Current Stats:

  • Median price: $620,000

  • Average price: $653,000

  • Inventory: 2.4 months (tight)

Strong demand and low inventory continue to push prices higher in these booming communities.


2. Lake Oswego & West LinnUp 7.6%

No surprise here—these affluent cities are known for their luxury homes, lake and river access, and highly rated schools. They remain top-tier destinations for those seeking upscale suburban living.

  • Median price: $831,000

  • Average price: $1,004,426

  • Inventory: 2.9 months


3. Gresham & TroutdaleUp 5.6%

One of the more surprising gainers, this eastside duo saw appreciation fueled by affordability and access to nature—close to the Columbia River Gorge and Mount Hood.

Current Stats:

  • Median price: $494,900

  • Inventory: 3 months

Still relatively budget-friendly, this area is gaining popularity among first-time buyers and outdoor lovers alike.


4. Columbia County (Scappoose & St. Helens)Up 4.2%

Columbia County is often overlooked—but no more. With its small-town charm, river views, and value pricing, it saw a 4.2% jump this year.

  • Average price: $451,500

  • Inventory: 2.4 months

Yes, it's farther out with limited services—but it's catching the eye of buyers seeking affordability and space.


5. Yamhill County (Wine Country)Up 4.1%

Home to Oregon Wine Country, Yamhill County draws buyers with its beauty, food, and wine culture. Combine that with more reasonable prices, and it makes sense why it saw solid growth.

  • Average price: $554,500


6. Hillsboro & Forest GroveUp 4.0%

Located in the tech corridor of Washington County, this area continues to grow thanks to job access and value relative to neighboring Beaverton.

7. Canby & Oregon CityUp 2.3%

These charming communities in Clackamas County offer a small-town feel with proximity to Portland, making them attractive for families and lifestyle buyers.

8. Beaverton & AlohaUp 2.7%

Still popular for their proximity to Portland and strong employment base, Beaverton and Aloha saw steady, healthy appreciation.

9. Northwest Washington CountyUp 2.1%

Known for larger lots and a more rural feel—yet close to urban job centers—this area continues to attract lifestyle-driven buyers.
