Don't Take Bad Advice!

"Someone told me we don't need to deal with minor repairs and deep cleaning our home prior to listing because buyers will see through those things. Do I really have to take care of home repairs and deep clean my house before we list it?"

 

The short answer is no, I suppose not. The long answer? YES. 10,000% YES. And here's why.

 

Buyers today are facing higher interest rates and home prices that haven't really come down. You can bet these buyers are going to be a lot more particular about what they're looking for in a home they buy today than they were during the frenzy of a couple years ago. Basically, buyers are choosier.

 

They will notice a dirty house that smells like it needs a deep clean.

 

They will notice the tacky-tacky honey-do projects that need doing. 

 

They will take note of the unkept landscaping.

 

...and they won't necessarily "see past all those things." 

 

I also work with buyers, and I can tell you that when we walk through a home we take a mental tally of all the things that aren't quite right. Each has a dollar sign attached to it. So in addition to our mental notes, we're adding up the dollar signs we saw in the home. That adds up to a sum in our minds against the list price of your home! And it's worse when the photos don't actually represent the condition of the home (there's a reason we use professional photography!). It's a bit like a bait and switch situation. 

 

In today's market, you can't afford to turn off a buyer!

 

Houses are emotional objects and are so much more than just a place to live. Treat it like a place that feels special when someone walks in. A home that smells good, is deep cleaned, and is tidy and nice WILL absolutely pay off.

 

Whether you put in the elbow grease and do it yourself, or hire contractors to take care of the tasks, it is worth the effort if you want to do everything in your control to achieve a top dollar sale. Especially with what is likely your single largest investment!
