The trade-off: you're in a newer, more car-dependent part of town. The development has sidewalks and trail connections, and proximity to the Molalla River corridor offers outdoor access — but you're not walking to downtown from here. That's a real lifestyle choice, not a minor footnote.
For buyers who prioritize everything being new and low-maintenance over walkability, this area is one of Canby's strongest options right now.
Canby Heights and the Eastern Side
The elevated portions of Canby on the east side offer a quieter, more spacious feel — larger lots, more elbow room, and views depending on the specific property. Homes here span a mix of eras, and the lot sizes appeal to people who want outdoor space for a garden or a workshop without a two-acre working property to manage.
